Vacate cleaning and end of lease cleaning are simply two different terms for the same service. They can also be called bond cleaning or move-out cleaning.

These services can be as beneficial to landlords or property owners as they are to tenants. Everyone is busy with hectic, break-neck schedules, leaving less time to clean their property thoroughly. Landlords hire us for vacate cleaning because they expect that when a tenant ends their lease, the house will be in the same condition as it was at the time, when they moved in. Less of course expected wear and tear, depending how long the tenant was in the house.

For the tenant, getting their bond back from the landlords may be a lot more difficult if the house is in need of a deep clean. As the leaving tenant, they will be responsible for cleaning the house. They can either organise it themselves, shop around for the best price and clean the house to an acceptable standard, or they can let the landlord organise their preferred cleaners to do a full clean. The latter is almost certain to be far more expensive than if the tenant had organised it. And the tenant will still have to pay for it, taken out of their bond.

How many cleaners will work on a vacate clean?

On average, 2-4 cleaners will work on a vacate clean. We send a minimum of two cleaners for each cleaning job. If the job is larger or the available time window is short, we will send more cleaners.

The priority is to clean the house, ensuring an easy end to the lease. Because the goal of vacate cleaning is to bring the house back to the standard at the start of the lease, we don’t send a fixed number of cleaners. Instead, we will always send enough staff to ensure that a thorough, timely and satisfactory service is provided.

How much does a vacate cleaning job cost?

Most vacate cleaning jobs cost between $300 – $500. Prices vary according to the size of the house, and how badly it needs a clean.

Some of the factors that can contribute to an increase or decrease in the price are:

  • How long the tasks will take
  • The number of cleaners we need to send
  • The extent of cleaning you have done already
  • The number of bedrooms and bathrooms covered
  • The size of your home in square metres
  • The degree of cleaning you require to get your bond back
  • The inclusion of windows, carpets, cabinet and ovens
  • Whether you have the needed equipment and supplies
  • The location of your property
  • The urgency of the job

How do bond returns work?

When someone rents a property, they need a security deposit or bond. This is usually the equivalent of one or two-months’ rent based on the tenancy agreement.

The landlord or their agent will hold onto the deposit until the end of the tenancy. It is to make sure that when the property is vacated, it’s in the same condition it was in at the start, less expected wear and tear.

The bond will be returned to the tenant after the landlord or the agent has inspected the property once the tenant has moved out.

If the tenant has cleaned the property themself, it may not be to a high enough standard. In that case, the landlord can hold onto part or all of the bond, to cover their cleaning costs.

If the tenant hires a professional end of lease cleaning company, they will clean the property to a high enough standard. Then when the landlord does their inspection, the property will pass and the tenant will get their bond back.

What extra tasks can a vacate cleaner consider?

  • dishwasher or washing machine,

  • tile and grout,
  • and upholstery (including curtains, couches and mattresses).

Can I get a vacate clean if I bought a new house?

You can use our vacate cleaning service when you buy a new home. The only difference is we will clean your new home to the standard you set, rather than meeting the standard set by a landlord.
